This month saw the launch of a new R1,8-billion property development, which includes a luxury international five-star hotel, a Gary Player signature golf course and country club, an international Willow Stream spa and a range of residential and investment real estate ownership opportunities, including an exclusive Fairmont Heritage Place private residence club.

Fairmont Zimbali is scheduled to open in the first quarter 2009. International Financial Advisors (IFA) vice-president of operations, Phil de Sylva says: "Zimbali is a premium resort in South Africa, having scooped three prestigious awards at the 2006 International Property Awards as best South African development, best South African golf development and Best South African developer marketing.

"This launch phase is critical, as it delivers on the commitment we made to our development partners and investors."

Developed by IFA Hotels and Resorts, the residences are to be managed and operated by Fairmont Hotels and Resorts. Investors will have a choice of ownership opportunities ranging from direct investment in a typical hotel condominium suite to the purchasing of an apartment or free-standing villa.

"The property will be maintained to the highest standard when owners are not in residence, and while they are there, they will have access to the magnificent amenities that the Fairmont Zimbali will provide," De Sylva says.

The various residential aspects of the development will be released in phases. The first started on December 1. Prices range from R750,000 for a partial ownership of a Zimbali residence, to between R8m and R15m for a high-end luxurious villa or apartment with sea views. The premium properties at Fairmont Zimbali will be the six signature beachfront villas which will be priced from R30m each.

De Sylva says: "Hotel suites will be rented out by the hotel, providing the owner with a return on investment as well as usage of the property for a specified time each year.

"Purchase of an apartment or villa allows investors their own use of the property, but with the added advantage of having it serviced and maintained to an international five-star standard by the Fairmont Hotel. Apartments and villas can also be included in the hotel rental scheme, a concept which is currently already very successful within Zimbali."

The Fairmont Zimbali Residences will include 56 apartments situated on elevated sites.

"These designer apartments will offer exclusivity, luxury, privacy and the ultimate in a lock-up-and-go residence.

"Zimbali Residences will also be included in the new Fairmont Zimbali development. These will all be positioned with views over the fifth green of the existing Tom Weiskopf signature Zimbali golf course. These units will offer investors full or fractional ownership opportunities, allowing owners access to all the Fairmont Hotel amenities and facilities."

A new resort real estate ownership scheme is the Fairmont Heritage Place - an elite, private residence club offering investors all the benefits of owning their own vacation home as well as access to premium residences worldwide, luxury amenities and personalised world-class service.

Fairmont Heritage Place owners will be able to trade part of their interest in the Fairmont Heritage Place-Zimbali for vacations at any Fairmont hotel or resort worldwide.

Sales director at IFA Estates, Vaughn Reiche says: "This launch enables us to introduce a diverse portfolio of upmarket residential and leisure investment opportunities to the local and international market. The introduction of the Fairmont brand into Zimbali aligns us with an iconic world class operator, elevating Zimbali's profile in the international luxury mixed use resort market."
