Pam Golding Commercial, a member of the Pam Golding Property group, has launched an  auction division - Pam Golding Commercial Auctions - to cater for this highly effective and increasingly popular means of selling commercial investment property in a short period of time and at a market related price.

Property-Housing-ResidentialComments Peter Golding, CE of Pam Golding Commercial (PGC): "The current trend, emanating from Australia, is the 'multiple auction', whereby a number of properties are listed and auctioned off at a central, convenient venue. This method of auctioning has shown unprecedented success in South Africa in recent months, as it brings together all interested buyers at the same time, instead of the lengthier process involved in the more conventional means of marketing property.

"It makes perfect sense for us to now offer this service to clients, providing them with this dynamic and rapid means of acquiring or disposing of properties, in addition to the existing leasing and sales service already available. In this way, our clients are advised of the best possible solution to suit their own individual requirements when selling or purchasing commercial properties, be they commercial office blocks, shopping centres, industrial properties, development properties or commercial farms," says Golding.

"Of particular relevance is the fact that the PGP group is a successful full service property provider - as opposed to an auction house - with a high level of expertise proven in property negotiations across the board, from investment properties, commercial, retail and industrial sales and leasing, to facilities and sectional title management, asset management and business broking.

Adds Golding: "We have experienced an exceptional demand for top quality commercial property as an investment avenue, which has resulted in a shortage of stock. By offering a professional auction facility, and coupled with access to our large database of potential buyers and huge marketing network, we will attract sellers by providing them with a speedy sale at a market related price."

The PGC auction initiative has been the key project in recent months for business development manager, Geoff Stroebel, who says: "Backed by the strength and marketing expertise of the PGP group and the brand itself, which is internationally recognised, we will provide a highly professional service, ensuring that all the correct legal requirements are in place, as well as conducting the intricate process of in-depth research presentation and marketing of the mandated properties."

Paddy Smuts, a well-known Cape Town businessman and experienced auctioneer, heads up Pam Golding Commercial Auctions. He has a thorough knowledge of the auction business, having attended the SA College of Auctioneers, as well as having years of successful, hands-on experience. Among others, a unique and high-profile auction which he conducted was that of the world-famous yacht, Voortrekker II.

Says Smuts: "The barriers to entry in this market are far higher than most people anticipate, so in order to achieve success and ensure that clients receive service that considerably exceeds their expectations, it is important to enlist a recognised and trusted brand such as the Pam Golding Property group. This will give sellers confidence that they are receiving maximum exposure for their properties, while the purchaser knows that he/she is buying an investment opportunity from a reputable company."

Pam Golding Commercial Auctions will initially operate in the Western Cape, but will expand nationally. PGC already has a very active and successful commercial operation in Gauteng, which is based in Johannesburg and headed by Alex Harper. Harper has already concluded some exceptional property transactions in 2005, and will be promoting and offering the auction option to all PGC's Gauteng clients.

During the launch phase of the new auction division, attractive commission incentives are being offered to other commercial property brokers with a view to auctioning their stock.
