A privately owned, South African-based fund, Attfund Ltd. was recently launched and already has R600-million in property investments.

The fund, which focuses exclusively on corporate offices and commercial properties geographically distributed in high growth areas, seeks opportunities within the national property market that will yield superior risk-adjusted returns.

According to CEO and fund manager, Louis Norval, the fund consists of a collection of strong industry professionals who work closely with investment partners to provide maximum returns on invested capital.

'Our aim is to achieve consistent and attractive risk-adjusted long-term rates of return through our team’s proven ability in a number of areas,' says Norval.

The fund’s portfolio has extremely low vacancies and exceptionally few arrears. Hands-on management and operating experience, creative leasing, financing and marketing programs add value.

Its selected portfolio has been assembled over an eight-year period and includes nine properties located in the major growth centres throughout South Africa.

The investment areas are currently in the Western Cape and Gauteng while expansion opportunities are being explored in high-growth areas throughout the country.

Properties in the portfolio include: Somerset Value Mart, Atterbury Value Mart, Tygerberg Office Park, Glenfield Office Park, Glenwood Office Park, Auditor-General Head Office and Atterbury Décor Centre.

With this portfolio, the professional leadership and Attfund’s investment partners, being Francois van Niekerk (Chairman), Louis Norval, (CEO), Neno Haasbroek, Louis van der Watt and Gerhardt Jooste, all augurs well for the future of Attfund Ltd. A future that includes offering developers the opportunity to invest in blue-chip commercial properties.

Attfund also offers an investment vehicle in which private funds are pooled, creating the opportunity to access properties usually only accessible to large institutional investors.
