Coessa launches Rodmead place

By Graham Norris Coessa, the Cape black empowerment property developers who are currently involved with almost 20 projects, are this weekend launching a townhouse scheme, known as Rosmead Place.

The new project is sited in Rosmead Avenue, Kenilworth. The site is just opposite the Spar shopping complex on Rosmead Avenue and within walking distance of Kenilworth station.

The dhk architectural team, headed up by Faghmie Christians, has produced a R7 million complex which, it is said, will be ideally suited to today's yuppie/lock-up-and-go/indoor-outdoor lifestyles.

Adam Essa and Shaiek Coe of Coessa said that all units are selling from R850 000 inclusive of VAT and no transfer duty is payable on this project.

All the townhouses will be double storey, with two large en suite bedrooms with balconies on the top floor and a large open plan living, dining and kitchen area on the ground floor. All the units will face north and will lead out through fully glazed sliding doors on to 20m2 pergola patios which, in turn, will link in with 33m2 private walled gardens bounded on the northern side by well established poplar trees.

The extensive use of glazing on the second floor and on certain of the back facades will allow above average light penetration into the house as a whole. Floor finishes internally will be either wooden laminate or tiles and the fittings will include Bosch appliances in the kitchen. As on many of their projects, Coessa, said Coe, will "go the extra mile" by providing a refrigerator, built in oven and hob and an extractor fan. The kitchen area will be open to view from the living section but will be demarcated by a 3.2m long serving counter which will line off the area. Mike Greeff, chief executive of Greeff Properties, whose specialist development team headed up by Morgan Morris is once again marketing this Coessa project, said that this design is, "a real knock-out".

"It reflects, yet again, the high standard on which Coessa always insists. We have a great deal of respect for this company: it is not yet fully appreciated in Cape Town how fast it is growing. In the last 18 months it has brought some eight projects to the buying public and almost invariably these have sold quickly.

Coessa has a great eye for a property development, especially in what are now known as infill projects." Handover and transfer of the units is scheduled for December. Already three of the units have been sold prior to the launch.
