The revival of Durban's Point has been given fresh impetus with the launch of two massive developments - including one this week. Plans for Timeball Square, a plush residential-hotel complex, were announced two months ago, amid general excitement over the way the Point was fast shaking free from its seedy past. Work is expected to begin soon on the multi-million rand project. This week there was more good news. Another residential project, Dolphin Whispers, is set to rise.
Timeball Square and Dolphin Whispers have fuelled optimism among developers that other investors will follow. Dolphin Whispers is set to be a sumptuous complex. It will comprise 49 luxury apartments and options to purchase are already out on 40 of them. Prices range from R2.075 million to to R4.915 million - putting the complex firmly in the upper end of the market. Marketing agents Pam Golding are confident there will no shortage of buyers. Those who have already expressed interest in buying are, in the main, investors from Gauteng and overseas.
Dolphin Whispers is to be developed by black empowerment group New Ground Investments. Its directors are: Nelson Mandela's granddaughter, Nandi Mandela, who has considerable experience in sales and public relations. Henry Masinga, formerly a planner with Moreland. He was involved in several development projects, among them Zimbali, Gateway, Mount Edgecombe, La Lucia Ridge and River House Valley. Marcel Henry, an architect and principal of Urban Architects. He has experience in township development and housing projects. He is involved in major projects in Durban, including the Point Marine Theme Park, the development of the Greater Point Area and the Sibaya Casino. Views The complex will be within easy reach of cafes, restaurants, entertainment and leisure facilities.
Its location, near the harbour mouth, will provide spectacular views for residents, who will also be able to enjoy a splendid water-canal experience. Marketer Dina Soukop said the development would comprise a mix of open-plan two-, three- and four-bedroomed simplexes and duplexes and penthouses on the top floor. "Property values in the area and surrounds are on the increase, and anywhere in the world prime waterfront property such as this are highly sought after and appreciating rapidly in value," said Soukop. Work is due to start in August and the first units should be ready for occupation in September 2005.
