The new 50 000m2 Brackenrite Business Park, now being brought on stream by Group Five Developments in the former Everite office and factory complex at Brackenfell, is letting and selling fast - and is beginning to gain an identity in its own right, says Randal Wells, Area Director for Group Five Developments.
'Brackenrite is proving successful,' Wells said, 'because it offers tenants, owners and buyers all possible combinations of office and industrial space in a wide variety of sizes, all at very reasonable prices. Then, too, there is the fact that Brackenfell is in a stable, established developed area, without squatter settlements, without a high crime level, but with a large, skilled labour force on its doorstep. These factors are all attractive to possible occupiers of Brackenrite.'
The office park, which is available right now, is in Kruis Road, Brackefell. It offers 2000m2 of space at the competitive gross rental rate of R32m2, excluding VAT. Open parking is available for office users at R75 per bay, or R150 per bay for undercover parking.
The double storey offices, which were formerly the administrative block of the Everite factory, have their own conference rooms which are available to all the tenants.
The offices are within easy walking distance of the Brackenfell station and are easily accessed from the Old Paarl Road via Kruis Road. The surrounding park is treed and well established. Entrance to the office area is by a dedicated gate and driveway and the site is fully fenced with 2m-high security fencing. 30% of the space in the office complex is already occupied.
The Business Park offers 50 000m2 of roofed space, zoned for industrial purposes. Here, said Wells, letting is going well with approximately 20 000m2 already taken up and a further 10 000 to 15 000m2 under negotiation. In line with G5D's earlier predictions, Wells expects most of the space to be accounted for by mid-year.
'It is not difficult to understand why this section is proving popular,' he said. 'It has its own railway siding and its roofs are high - up to 10m. In addition, gantry cranes serve some 50% of the roofed complex.'
Gross rental rates are from R12 per m2 (for those taking over 10 000m2) to R18m2 (for those taking smaller areas.). Tenants signed up so far have come from firms supplying the agricultural industry, the storage, material handling and bulk distribution businesses.
The site's central position and easy access to the freeways and rural networks suit these tenants particularly well, said Wells.
The third component in the project are 22 serviced industrial stands. These are for sale in stands varying in size from 1000m2 to 4000m2 and at a price from 160m2, ex VAT. To date, G5D have sold seven of the 22 stands. In the seven hectares of vacant land to the north of the Business Park, G5D will create larger serviced stands, from 4000m2 to 18 000m2 in size.
The subdivision application has been handled by Urban Dynamics and is already lodged with the local authority. Approval, it is expected, will be through by May this year.
'This area,' says Wells, 'will give medium to large companies the opportunity of building their own premises, designed to meet their specific needs.'
