The latest property to become available on Van Riebeeck Road in Kuils River will be auctioned on 7th April at 12 noon on site by Rawson Auctions.

Right now, said Jovanovski, the building is fully tenanted and provides a monthly income of R39 000 including Vat.  The tenants are a popular local hardware dealer, “Tool Time”, a hair salon, a herbalist, “The Lunch Bar” café and the Molukutho Group.  Copies of the lease agreements are available on request.

Ample public parking space is available behind the premises and the position, at 110 Van Riebeeck Road, is recognisably high profile, says Jovanovski and bold signage has always resulted in a big walk-in trade.

 The building has a bulk factor of 4,2 and if a second storey was added, says Jovanovski, it could be ideal for flats, as it is within an easy walk of both the train station and the bus terminal.
 
“There is potential here to double the income from this property,” said Jovanovski.
 
She commented, too, that auctions are increasingly attracting many potential investors looking for better returns than are now available on the money market – but some of these, being new to the auction scene, do not know the basic rules of the game.
 
“At Rawson Auctions,” said Jovanovski, “we request that 5% of the total sale price and a 10% plus Vat commission must be paid to the auctioneer on the fall of the hammer. 

We do not, however, charge a bidder’s registration fee – and when we do not achieve full reserve price we are usually open to reasonable post-auction offers''.
