Rawson Auctions Western Cape will on Wednesday 19th August be auctioning two commercial units and a plot at Mitchells Plain.

The commercial units are in Alpha Street and together they have recently been producing a rental income of R16,000 per month.  They will, however, be vacant on transfer.

Ernest Botha, the Rawson Auctions Western Cape agent responsible for the sale of these units, said that they have floor areas of 152 m2 and 76 m2 respectively and are suitable for storage, distribution and retail premises.  The properties are well protected against intruders and are in an area which attracts considerable walk-in custom.

Tanya Jovanovski, franchisee for Rawson Auctions Western Cape, has suggested that bids in the region of R1,3 million will probably be in the right ballpark. 

The Mitchells Plain vacant plot for sale is in Wildwood, Weltevreden Valley and covers 465 m2.  Here a reserve price of R450,000 has been set.  The plot is zoned for residential use and is largely surrounded by large middle class homes, Wildwood being one of the more upmarket areas in Mitchells Plain.

The auction of these properties will take place at 12 noon at 222 Main Road, Rondebosch, the head office of the Rawson Property Group.  They will be conducted on the standard Rawson Auctions Western Cape principles, which stipulate that the successful bidder must on the fall of the hammer put down a 5% deposit of the sales price and a 10% auctioneers’ fee plus VAT.

Potential bidders are reminded that the Consumer Protection Act makes it mandatory for them to register on arrival and to bring with them certified copies of their identity documents and proof of residence.

Jovanovski has commented that a serious shortage of accommodation, both residential and commercial, in Mitchells Plain has driven up prices of existing properties by nearly 30% in the last two years.  These prices, she said, seem set to continue, making any property purchase in Mitchells Plain a satisfactory investment.
