Leasing Manager position exists for a Super-Regional Shopping Centre in Durban.
POSITION PURPOSE
To be responsible for the formulation of the Centre’s Strategic Letting Plan that will inform the projected income for the asset through optimally leasing all premises within the Centre, manage non GLA income and be responsible for all operations of the Leasing Department.
ESSENTIAL FUNCTIONS AND BASIC DUTIES
1. Formulate Strategic Letting Plan for the asset.
- Analysis of existing Centre tenant mix.
- Analysis of Centre performance, category performance and tenant specific performance.
- Analysis of the Centre’s market research.
- Implement the SLP timeously in terms of the agreed timeline.
2. Prepare income budget for the Centre.
- Do rental assessment and ensure achieved rentals are market related.
- Optimize Net Income.
- Understand the actual value of the lease and the tenant performance.
3. Optimize and Maximize Net Income
- Create optimal tenant mix that will maximize Centre turnover and retailer profits and therefore optimal rentals for the Centre.
- Source out new tenant for vacancies in the Centre.
- Ensure timeous renewals and relocation of existing tenant and making recommendations to right size tenants.
- Assess tenant installation contributions.
- Monitor, track and stagger lease renewal.
4. Responsible for the effective and efficient administration and performance of Leasing functions.
- Ensure compliance to the standard leasing process and procedure.
- Obtain and analysis of business plans for all prospective and existing tenants.
- Maintain tenant waiting list for prospective tenants.
- Ensure all tenants are credit vetted.
- Lease negotiations.
- Lease document preparation.
- Tenant data capturing and verification.
- Ensures that Leasing actions are thoroughly documented.
5. Assumes responsibility for ensuring that professional business relationships are established and maintained with tenants.
- Create and maintain good relationships with retailers.
- Represents the Company in lease negotiations with tenants.
- Fields tenant queries and follows up
- Undertakes site visits, for canvassing of tenants, and meeting of tenants on site.
- Assists Debtors with collections and account queries as required
- Takes up building related problems with Centre’s Operations Manager.
- Advices Leasing Administration of all tenants vacating and obtain reason for tenant promptly and timeously
- Ensures that requests, questions, and problems are courteously and professionally resolved. Ensures that communications are effective and efficient.
- Ensures that the Company’s professional reputation is maintained.
6. Assumes responsibility for the effective and efficient marketing.
- Prepares and motivates appropriate marketing plan / strategy for vacancies including:
- Knowledge of market place and competition.
- Maintaining image and presence in the market.
- Coordinates advertising and signage with retailers.
- Knowledge of market place and competition.
7. Assumes responsibility for establishing and maintaining effective communication and coordination with Company personnel and with management.
- Assists, serves, and informs related departments as needed.
- Coordinates Leasing efforts with related departments.
- Keeps the Chief Financial Officer informed of area operations and of any significant problems. Completes required reports, records, and other documentation as required.
- Ensures effective and efficient internal communication.
- Attends and participates in meetings and committees as required.
8. Assumes responsibility for related duties as required or assigned.
- Ensures that changes in legal requirements and government regulations are integrated into current practices.
- Stays informed regarding changes in Leasing practices and trends.
- Completes special projects as assigned.
PERFORMANCE MEASUREMENTS
1. Leasing functions are effectively and efficiently performed in accordance with established Company policies and procedures, and with related legal requirements.
2. Professional business relations exist with clients. Clients are appropriately assisted in resolving their problems. The Company is professionally represented in all business and legal matters.
3. Required Leasing documentation, reports, and records are complete, accurate, and timely. Management is appropriately informed.
4. Leasing personnel are well trained and effective, and their activities well coordinated. Assistance and support are provided as needed.
5. Good coordination and working relations exist with related department personnel. Assistance is provided as needed.
6. Provide regular and accurate market surveys in respect of:

- Rentals
