Estienne de Klerk is new SAPOA President

With his wealth of experience in the property and banking sector, new SAPOA President Estienne de Klerk is set to lead the representative body with a keen focus and passion for the property sector.  

THE South African Property Owners Association (Sapoa) is lobbying to see that the favourable tax dispensations of the newly launched real estate investment trust (Reit) structure are extended to unlisted property players.

Although commercial property pundits do not expect a crash in the sector following the industry’s strong run‚ some form of a correction could occur given a bond market that is unlikely to strengthen further.

IN A move to bring South Africa’s listed property sector in line with international standards, simplify tax handling and enhance governance, investors have been able to put money into real estate investment trusts (REITs) on the JSE since May 1.

The battle between listed property heavyweights Growthpoint Properties and Redefine Properties for a R10bn blue-chip retail portfolio flared up anew on Wednesday, with Growthpoint digging in its heels and indicating that it has no intention of giving up on its bid.

South African-listed property sector is set for a radical overhaul that is likely to woo a far greater number of foreign investors.

The most active sector on the Johannesburg Stock Exchange (JSE), over the past twelve months with a market capitalisation of some R222 billion, South African listed property is poised undergo a significant change.

New REIT regime to cut costs for investors

New real estate investment trust regime is expected also to bring greater clarity and certainty to individual unitholders.

Growthpoint Properties, South Africa’s largest JSE listed property company, has become one of only 12 companies included on the JSE 100 Carbon Disclosure Leadership Index (CDLI) after boosting its Carbon Disclosure Project score from 83% in 2011 to 95% in 2012.
