Ear to the ground and correct retail mix remains 'recipe' for success

Strong retailer demand is driving the success of Highveld Mall regional shopping centre in Witbank, Mpumalanga, presently enjoying full occupancy

Located in the municipality of Emalahleni, Highveld Mall lies at the Mandela Street off ramp from the N4 highway, right next to The Ridge Casino and Entertainment resort .

It has already catalyzed 'exceptional' returns, reporting 24% year-on-year growth for June 2008 and its spend-per-head of R123 is on par with IPD (Investment Property Databank) figures for a regional mall of 40,000m2. Such achievement speaks of solid demand and will no doubt please the ownership consortium comprising Resilient Property Income Fund, Mogwele Trust and Flanagan & Gerard Property Investment and Development, .

Foschini is set to open a large store at the vibrant 40,000m² mall, Clicks is expanding its offering to include a pharmacy, Outdoor Warehouse and Sportsmans Warehouse joined the mix in the new, linked Highveld Value Centre, and brands such as Markham Relay, Virgin Mobile, Bidvest Bank, BT Games and L’Barock have been fortunate to join the Highveld Mall family since the shopping centre opened in April 2007.

Foschini’s Managing Director - Property Development, Ken Schreuder explains that Foschini will open in Highveld Mall following a growing demand for great women's fashion from customers in that area. “Witbank already has two Foschini stores, and this goes to show the growing customer base.  This then means that Highveld Mall shoppers no longer have to travel to further locations to find a Foschini, and we can bring great fashion right to their doorstep”.

Spanning just over 1 000m2 the extensive Foschini store is set to open on 1 November 2008.

“The secret of the mall’s success”, explains centre manager Sandra Vanderwalt “is that it appeals to a broader blend of consumers than traditional shopping centres of the same size. This is reflected in the depth of range in the tenant mix. Importantly, we also listen to our shoppers.”

Now, as a result of shopper demand, the new Clicks Pharmacy - the only pharmacy in the mall - and Foschini has joined this dynamic mix. “Shoppers have always asked for the inclusion of the Foschini brands at Highveld Mall. With the recent introduction of Markham Relay and Matrix, both Foschini Group brands, the cry for the inclusion of a Foschini store became even louder,” says Vanderwalt.

“By bringing in a large Foschini to Highveld Mall, we have met our shoppers’ needs and now offer even more variety for consumers,” she notes.

Foschini Group’s Schreuder notes that: “should the right kind of space become available to us at Highveld Mall, we would love to bring in Donna-Claire, Sports Scene, Totalsports and American Swiss, because the customer in this area is trend savvy and would welcome these brands.”

However, currently the mall is fully let, but no doubt plans for expansion could be announced if this demand is justified.
