Popular Dean Street Arcade in Cape Towns’ upmarket suburb of Newlands recently received a revitalising facelift
Situated on the corner of Dean and Main Streets in Newlands, Dean Street Arcade is anchored by Woolworths, with Nino’s and Mama Roma as the other major retail tenants.
 
“We have made a few tactical changes to Dean Street, the most important of which was introducing a pharmacy to the centre, as well as a dry cleaner”, says Marc Edwards, general manager of Spire Property Management, who manage the centre on behalf of its owners.”
 
“These serve to enhance convenience to shoppers, and are the type of outlets typically demanded in an upmarket convenience centre.  The location of a retailer in a centre can also have a major impact on sales, and in shuffling tenants to create space for the pharmacy, the travel agent was moved to the street for greater visibility.  We also moved Schultz Jewellers into the middle of the centre for greater security and exclusivity.”
 
Edwards notes that there were immediate benefits to the centre.  “In particular, introducing the pharmacy has been good for the centre, as it brings more feet through the door, whilst at the same time business for the pharmacy has also improved as a result of a move to the upmarket premises.”
 
“As managers we are continually looking for opportunities to improve tenant mix and increase the ‘pull factor’ of the shopping centre.  This is good for the shoppers, tenants and the landlord.”
