The Johannesburg-based property development firm True North Developments (Pty) Ltd. recently announced the origination of The Reach, an eco-intelligent sectional title office building in Fourways, Gauteng

According to the company’s CEO Bruce Bremner, The Reach utilises building technologies and systems that are at the forefront of the green building industry in South Africa and induce cost benefits through resource savings and lowered operational costs.

Designed by South African architect Laurence Brown from the firm Bromag Architects to be a model of environmentally conscious design, The Reach has incorporated sustainable and ecologically-sound development principles into its design. The result is an offering that promises financial and social benefits for investors and tenants in the midst of a growing environmental crisis.

Given the notorious congestion and traffic challenges to commuters travelling outside of the Fourways area, The Reach offers desirable work/live/play lifestyle possibilities. It’s location on the brownfields site on the corner of William Nicol and White Hills Boulevard enables it to offer convenience and commercial exposure to the prudent investor/tenant who wishes to make property investment decisions which are not at odds with the environment.

According to Bremner, True North is committed to benefiting the environment through their investments in South African cities and intend to make a contribution toward improving the rate of climate change, ozone depletion, resource depletion and pollution. This ethos is possibly distinctive in South Africa, where property developers are often perceived to be profit-orientated no matter the environmental cost. The prolific development of Johannesburg has long been criticised by many as being unsustainable and poorly conceived, placing strain on existing resources and destroying the sense of place in many areas. Thus, building sustainably with green building features, is undoubtedly the way of the future as witnessed in developing countries the world over.

Green buildings have proven to increase their productivity and goodwill of occupants and create public relations benefits for owners, who through their alignment with environmentally responsive projects can contribute to the conservation of the environment. In South Africa, the challenge to develop in way that benefits, rather than harms the environment and surrounding eco-systems, and that does not aggravate an already dangerous resource-depletion problem is the call of the hour.
