Taking an aggregated look at SA’s main office markets using the SAPOA OVS as source data, a strong growth trend is noted for all the main metros

Using the average of both A&B grade median asking rental values, Cape Town has shown some impressive growth with annual growth coming in at 26 percent as at end 2007. Joburg is enjoying steady growth at 15 percent, with Durban and Pretoria at 15 and 11 percent respectively. The graph below shows the actual average values though it must be noted that in certain prime nodes the asking rentals are significantly higher.

Data recorded for new developments show that across Joburg and Pretoria the average asking rate is R111/m2 and R101/m2 respectively with the growth on new developments rising by 10 percent between March and December 2007.
