ApexHi Properties Limited is to invest R40-million in the refurbishment of Berea Centre in Durban. The 17,000m² retail element will be revamped with new ceilings and shop-fronts, improved lighting, repositioned escalators and new flooring detail and the land mark office tower will undergo a residential conversion.

ApexHi managing director, David Rice, says there is a high demand for retail space with a mere 4,5% vacancy rate in ApexHi’s retail portfolio. “Renovations to malls like Berea Centre are expected to capitalise on the demand for space and meet the needs of the new generation shopper,” he says.

A new 1,500m² Pick n Pay, KFC and mega pharmacy will be anchor tenants on the ground floor at Berea Centre, with a 2,146m² Shoprite Checkers and 450m² Discom anchoring the lower level. In addition, the centre will house a Sun Gifts super store, health store, photo processing shop, Cell C, various new fashion retailers, ATMs for all banks and a post office.

Rice says the centre is focusing its attention on attracting national fashion tenants to its upper mall. “To complement existing tenancies throughout the Berea node, a need for the larger value oriented fashion retailers has been identified. Because the centre layout was planned to allow for the larger users of space, Berea Centre has the required space to accommodate them,” he says.

Additional upgrades planned for the centre include the simplification of the existing parking layout to allow easy access and exiting, upgrading the existing entrances to improve visibility and appeal, and the provision of a direct link between the current lower level parking and lower mall to improve shopper access.

Construction on the centre has commenced and is due for completion in mid 2007.
