Health and fitness: Upmarket cycle training and fitness facilities to be opened.

STATE of the art cycle training facilities will be one of the features of a R30 million lifestyle centre to be developed at Westlake Business Park.

The Lifestyle Centre is the latest project of Amdec Developments, a company which has emerged as the major developer at the Steenberg Office Park and Silvertree Residential Estate, both part of the Westlake Estate, at the southern end of the Constantia Valley.

Designed by Kevin Gadd Architects, the new building will have 5 000m2 of lettable space on two levels. It will include a parking area for 250 cars in an area that will be intensively landscaped.

Lovemore & Company won the contract tender and have already begun construction.

Moving into the new Lifestyle Centre will be two anchor tenants, Cycle Lab and The Personal Trainer.

Cycle Lab is an established and highly successful business founded in Gauteng but with plans to expand countrywide. This Westlake facility will be the flagship of its Western Cape operation. It will offer state of the art cycle training facilities, a comprehensive bicycle retail store, bicycle service centre and an upmarket coffee shop.

Cycle Lab has selected Westlake Lifestyle Centre for its premier store in the Western Cape because of its beautiful surroundings and easy access to established cycle routes. The new facility will be open in time for the Cape Argus/Pick 'n Pay Cycle  Tour in March 2003.

The Personal Trainer, an upmarket gym currently operating from Groot Constantia, is expanding to the Lifestyle Centre. It will provide professional personal training services in an exclusive facility which will have a limited membership. The membership will be launched early next year.

Other health and sport-related operators in the centre will be a Golf Pro Shop, a one-day health hydro, a physiotherapy and biokinetics practice; yoga, dance and karate studios, hairdressers and beauty salons as well as other related facilities.

Amdec are also negotiating with several national restaurant chains to move into the centre.

'Any vibey restaurant will be a winner in our centre,' said Craig Ballington of Amdec.

'There is massive demand for good quality restaurants from the occupants of both Steenberg Office Park and Westlake Business Park and the new Lifestyle Centre is in the ideal location to serve both areas. A great deal of interest has been shown by national franchisers and we expect to make announcements soon regarding new tenants.'

Amdec is also involved with over R100 million worth of office development in the Steenberg Office Park (70% of the total office park), as well as R40 million worth of housing, comprising 20 homes, at the nearby Silvertree Residential Estate. Of these 10 have already been built and handed over to their owners.

'I think we were fortunate,' said Amdec director James Wilson, 'to spot the immense potential of the entire Westlake precinct before other developers and I am happy to say that we have had absolutely no difficulty in selling space in any of the buildings that we have completed to date.'
