A seven-hectare site in a strategic position on Bosmansdam Road Milnerton neighbouring Century City is to be developed as a mixed retail, business and residential project.
The De La Porte Property Group is facilitating the development on behalf of a consortium of investors, with Good Hope Bank as equity partners. The venture affords smaller traders and professionals an opportunity to participate in the vigorous development in the area at prices within reach, says DLP partner Jonty De La Porte. Parts of the land are also for sale to individual developers.
“We have specialised in this area since our establishment four years ago, and one of our objectives has been to offer clients and developers the opportunity to participate cost effectively in a segment which has realised our predictions of enormous growth. We will be creating a mix of offices, convenience retail, residential, and multi use that could all be complementary in some way,” he says.
The convenience retail centre will cater to its immediate neighbours, passing traffic and the surrounding residential areas as well as nearby Montague Gardens. The commercial site will answer a strong need in the owner-occupier and tenant market, offering free parking at the office door. This multi-use development, says De La Porte, will be similar to established successful parks such as Centurion Business Park across Bosmansdam Road, which is managed by his firm.
“The multi-use unit is now a proven product catering to the type of tenant that needs storage space but does not want to be in an industrial building or pay office rates for storage space. IT companies and distributors are in this category. Our experience gained in managing and marketing existing business parks has assisted in the perfect planning of this new project,” says De La Porte.
All the installations will offer the high tech facilities and the essential Internet ‘backbone’ in demand today, says De La Porte, and will echo those of nearby Siltek Park.
The site enjoys high visibility on the long road frontages, and showroom and big-ticket retail operations will also benefit from premises there.
“The biggest advantage of the site is its position and access to the N1. Both Bosmansdam and Ratanga Roads are extremely important transport routes and traffic counts are increasing dramatically.”
“Both roads have been earmarked for road widening and there is a strong swing to business activity along the length of Bosmansdam Road where formerly residential properties are being bought for future commercial use,” says De La Porte.
