A new mini factory development has just been launched in the Glen Anil Industrial area close to the rapidly expanding Umhlanga ridge.
A total of 15 new mini factories are to be built here ranging in size from 338m2 to 651 m2. Each unit will have a mezzanine floor averaging 85m2 with an office component of +/- 67m2. Construction will be concrete columns with face brick exterior walls and a chromadeck roof. All roadways and parking areas will be in concrete.
There will be approximately 106 parking bays all under shade cloth and a drop off point for unloading containers.
The site, which is elevated and commands good views of the surrounding hills, is 1.9 hectares. There will be a 24-hour security system in place with electric fencing around the boundary walls.
The access to the N2 freeway and the CBD of Durban via the recently upgraded North Coast road is just a minute away. It is also on the fringe of all the new developments to the North.
The supply for mini factories is battling to catch up with the demand, as more tenants are now in a position to purchase their own units and investors are looking for secure investments with good yields. The buoyant economy and the emergence of the new entrepreneurs are also driving the demand for this type of property.
