A strong demand among industrial buyers for smaller premises ranging from 100-200sqm - particularly in the Milnerton, Paarden Eiland and Blouberg areas, which are within easy reach of Cape Town's city centre, has resulted in a shortage of stock, reports Martin Botha, industrial leasing and sales broker for Pam Golding Commercial.

"The conveniently accessible areas of Killarney Gardens and Montague Gardens in Milnerton, as well as Paarden Eiland, are highly sought after among those wishing to invest in industrial property for their own use," says Botha, who has been active in these areas for the past six years. "Given the increasingly sound capital appreciation being achieved in terms of commercial and industrial property, there is a strong demand among those wanting to get a foot in the door of the property market, and this is especially true of the small to medium sized industrial business or entrepreneur."

Pam Golding Commercial are currently marketing prime industrial sites at Racing Park, a prestigious, multi-use business park development situated on the Potsdam road in the Killarney area, just 15 minutes from the Cape Town CBD and also close to the Montague Gardens industrial area.  The first phase is already sold out and now phases two and three comprising a total of 70 units, are selling at prices ranging from R495 to R550 per square metre, and ranging from 1000sqm in size.

Says Botha:  "While accommodating the larger industrialist, the development also offers flexibility to the smaller purchaser with a combination of fully serviced sites available.  The location of Racing Park is prime as major routes are within easy reach, and there is an availability of labour resources in the area with bus and taxi services, while several shopping centres are conveniently situated."

The zoning of this development allows for the construction of warehousing and manufacturing operations, and high quality electric fencing surrounds the entire park, which has gated access manned by a security guard.

Commenting further on the strong demand among small industrial businesses, Botha says he has just sold a 260sqm industrial unit in Killarney Gardens to a Johannesburg company - also wanting to own their own premises, and leased a 260sqm property in Montague Gardens to Skygo Motorcycles, Generators & Airconditioners.  The combined capital value of these two transactions is approximately R1.4 million.
