Decentralised nodes the trend

Decentralised nodes in Pretoria such as Hatfield and Brooklyn are commanding rentals of anything from R42 m2 and remain sought after.

According to Gerald Davey, regional director of JHI Real Estate’s Pretoria Office rentals are being pushed up to the R55 m2 mark, from around R45 m2 in early 1999.

“ Brooklyn is still a popular location, sometimes referred to as the “Sandton” of Pretoria and strong interest in both the Brooklyn and Hatfield nodes continue to see activity”, says Davey.

Two significant developments in Brooklyn that have added more than 10 000 square metres of office space to the node are the Auditor General and Alexander Forbes premises. Both will be completed within the next two months.

He adds that development in the Eastern suburbs is, however, continuing to occur on a strict demand-led basis and enquiries for space continue to be a challenge to accommodate.
