Entrepreneurs and small businesses are snapping up commercial property in the Tygervalley business hub of Cape Town's Northern Suburbs - both in terms of sales and leases, reports Volente Bertotti, leasing and sales consultant for Pam Golding Commercial.

"There is a huge demand for commercial property to buy, particularly in the 100-200sqm size range, while leases are also in strong demand, due to the lack of availability of premises to purchase. If I had sufficient 50-80sqm premises available, I'd probably be able to conclude several leases a day, such is the demand. As a result, we are now seeing an upturn in rates of property to rent," she says.

Bertotti recently concluded the sale of a 500sqm freestanding building, Tudor Place II, in Durban Road, Bellville, which was sold for R2.6 million to an owner-occupier in the legal and forensic field, Heath Executive Consultants - which is headed by internationally renowned Judge Willem Heath. Described as a premier boutique risk solution and legal advisory firm, Heath Executive Consultants service the needs of South Africa's top business executives in regard to forensic legal solutions, risk management, investment security advice and corporate and legal compliance.

The property became available to purchase as the seller's business had expanded, requiring larger premises. "This ideally located property in the heart of Tygervalley's business area offered good value and quality accommodation plus high visibility," says Bertotti.

In addition, she has secured a lease for 400sqm of prestigious AAA Grade accommodation in Tygerberg Office Park, on behalf of Fujitsu Services, a member of the international ICL Group. Leased at approximately R77 per square metre, the office space is situated within the Zeezicht complex.

Current corporate tenants are Dimension Data, Siemens, Sappi, Cell C, Universal Computer Services and British Telecom. The sought after Tygerberg Office Park boasts magnificent views, 24-hour security and access control, as well as ample parking - and all in a tranquil atmosphere within a natural forest setting. It is centrally located next to the N1 freeway, between Cape Town CBD, Tygervalley and Claremont, with high visibility.

Comments Bertotti: "Accommodation in Tygervalley is in strong demand, with leases ranging from R42 to R89 per sqm. New developments in the Durbanville area are also selling fast, with a new commercial development adjacent to the Durbanville Private Hospital fully sold out off plan prior to any official market launch, and selling at R7 500 per sqm."
