THE building industry generally may just be ticking over at a pace that keeps most participants fairly busy. But in the Cape Town suburb of Table View it is a hive of activity, particularly so in the Parklands development, where the Aska Property Group has been achieving sales that would make most property developers green with envy.
For some time now Aska has been active in this area with developments like Sunset Link and West Beach, where land ownership of the developments rests with either Milnerton Estates or Aska or jointly. The big action now taking place though is at Parklands, which continues to outperform all of their developments.
"I suspect this is the top selling development in the country. Last month our agents were expecting to exceed the 100 sales a month hurdle, which will not be the first time that they have achieved this milestone", says Tony Clarke, Aska's marketing director.
The first of the shopping centres in the commercial zone for this development is already operating and already undergoing extensions. The first builders merchant is operating in the area and more interest is being shown by other merchants with a view to opening by the year end.
The Piazza Shopping complex is now at an advanced stage of construction and beneficial handover has been given to the major tenants. This community shopping centre is centrally situated in the Parklands development and is being developed at a cost of R25 million. The centre is now over 90% let.
The Piazza is due to open at the end of April and hosts several take-away restaurants, Doodles family restaurant, Super-Spar, House of Coffees and Nedbank to name a few. The Piazza has a large courtyard which will facilitate external seating and trading from kiosks within the square.
"Several other sales will result in transfer in the coming weeks. This will trigger the breaking of ground by the contractors and Parklands will take a dramatic leap forward in development", says Clarke.
And in Sunset Links along the Milnerton beachfront, since the introduction of the Tanglewood and Olive Grove developments at Sunset Links, sales have increased dramatically. These new style developments have introduced parks into the residential node and are surrounded by fairways abounding with ocean and river views. Other developments marketed by Aska include Blouberg Sands and Milnerton Ridge now fully sold out. There remains one pocket of land in Sunset Beach, which is to be developed in the near future. This is currently in the design stage. Sales solely marketed by Aska in the Table View area since March last year to March this year totalled 1 325 properties, more than 39% ahead of the previous year.
