Construction of the R90 million Xanadu Shopping Centre has been given the green light by the owners of the new development. Xanadu Shopping Centre forms part of the exclusive Xanadu Eco Park – a phased residential development located on the rapidly expanding east side of Hartbeespoort Dam. The turnkey shopping centre development, scheduled for completion in October 2005, will create an upmarket shopping experience geared towards the growing local market as well as attracting weekend and holiday visitors to the area. The new owners have confirmed that all 20 000m² of the zoned GLA will be used in the new retail development.
According to Strategic Alliance Property Consultants (Pty) Ltd, who have been responsible for the retail site assembly and the securing of the tenants, and who will remain on board during and post construction as the Xanadu Shopping Centre management company,
“The new owners of the Xanadu Shopping Centre were introduced to the Xanadu Development Project in August 2004, and due to the strategic placement of this site in the Hartbeespoort area, decided to pursue the opportunity. They regarded the project as exciting and of international interest to their principals. Negotiations to secure the project commenced and we are happy to announce that agreements have been concluded and that the Xanadu Shopping Centre development team is firmly on track with the shopping centre development programme”.
Tenants who have taken up leases in the Xanadu Shopping Centre include some of the pre-eminent South African National Retailers such as Pick and Pay Family Supermarkets, Ackermans, Clicks, Cash Converters as well as Torga Optical, Kodak Express, Greenfields Café and Jack’s Paint together with well-known local players such as Tropicana Liquor, Pick a Pancake, Harties Shoe & Key Bar, Bio Pool Maintenance and Molopo Biltong to name a few.
The tenant mix is focussed on the full spectrum of retail lifestyle requirements that a dynamic market such as the Hartbeespoort Dam area demands.
At this time all necessary zoning and planning submissions and approvals have been obtained from the relevant authorities, and construction work is proceeding. Bulk earthworks and Civils have also commenced on the Caltex Petrol Station site adjacent to the Xanadu Shopping Centre site. Bulk Earthworks and Civils will be completed by the beginning of December 2004. The preferred contractor for the construction of the Xanadu Shopping Centre is LTA/Grinaker. Building works are on schedule to start in November 2004 and will be continuing as a matter of priority towards earliest completion
