THE first building is already coming out of the ground at the Fairways Office Park, a new development that forms phase one of the larger Links Office Park near the Somerset Mall.
According to the marketers of Fairways, Cosmoprop Property Brokers, it will revo-lutionise the corporate and professional office environment of the Helderberg by offering superior A-grade premises in a secure and pleasant park-like environment. Fairways results from a milestone cooperation agreement between Heartland Properties as landowners. Basil Read, a well-known national construction company, and Cosmo-prop Property Brokers.
Although it is centrally situated, lying near the junction of the R44 and the N2 freeway, Fairways will boast a peaceful semi-rural setting with scenic views, and it will be built around a golf driving range.
Upon completion, the greater Links will accommodate offices to the total of 55 000sq m on 110 000sq m of land.
As the first phase, Fairways Office Park will comprise 6 000sq m of sectional title office space on a 12 000sq m site. The low coverage of 35 percent will enable the development to include landscaped gardens around each building and strategically located water features.
This project was facilitated by Cosmoprop in response to the need for a coordinated, centrally located office and business district where a good address and stimulating working conditions could be integrated with a secure environment and easy access from all directions.
Conforming to the strict design guidelines laid down by Heartland's consultants to ensure aesthetically pleasing yet functional buildings, all buildings will offer monitored alarm systems, secure basement parking, air-conditioning and a generous installation allowance to ensure that tenants' needs are fully met.
About 200 new jobs will be created for the local community by the construction process alone with additional spin-off opportunities arising from the park's continued development.
Fairways is the first fully-fledged sectional title office development in the Helderberg area. When the first buildings reach completion at the end of October this year, rental tenants and owner-occupiers will be able to move into tailor-made office suites ranging in size from 80 to 500 sq m and larger.
The target market for these premises will, inter alia, comprise businesses, corporate tenants and professional users such as auditors, legal firms and consulting engineers, amongst others.
Fairways and the greater Links Office Park area forms an integral part of the rapidly developing growth hub around the Somerset Mall.
The road infrastructure is being upgraded to keep pace with the developments, which also provide for all the other important amenities such as postal and banking facilities and restaurants.
