Fund officials will occupy 10000m² at Sanlam Centre on the corner of Jeppe and Von Weiligh streets. The R25m, sixyear deal could be the beginning of a long-awaited turnaround for the CBD, says Gensec Property Services broker Ton Veen, whose company wrapped up the deal.

'The perception of the CBD is definitely changing, especially safety perceptions,' says Veen. 'We are seeing a considerable increase in inquiries about the CBD, compared with zero inquiries a few years ago,' he says.

The area offers a number of advantages compared with the other nodes, forcing people to take a second look. These include plenty of parking space, less traffic congestion and, most importantly, cheaper rates. An electronic surveillance system installed to fight crime has also boosted the CBD, says Veen.

Fund administration manager Brian Furniss says the move is part of a broader image regeneration plan for the fund. One of its objectives is to make the fund easily accessible to clients, and offices in the CBD go some way to achieving this. The new offices will be closer to key points like taxi ranks and the railway station.

Government has made a call for a return to the CBD, and it has been heeded by the fund, Furniss says.
