BELLA ROSA VILLAGE – A TRADITIONAL STYLE OF LIVING IN TYGER VALLEY

Bella Rosa Village, a R200-million residential complex is set to become a prominent landmark in Tyger Valley. Featuring traditional “olde worlde” architecture in a landscape of modern design, Bella Rosa Village offers a traditional village lifestyle in an upmarket urban environment.

Work on the first phase of the 28 000m² estate begins in March 2004, with 22 houses and 72 luxury apartments and an all-purpose lifestyle centre. A second phase of 100 apartments is to follow. The first transfers are anticipated for November this year.

Among eye-catchers are accesses - through dominant archways - a village style clock and bell tower, landscaped gardens, water features and state-of-the-art lifestyle centre with a full-sized heated training pool.

Says Paul Cowan appointed to handle on-site sales: “One can already inhale the village atmosphere – coffee shops and rural repose, a place to soak up the ambience.  The village promises a classy style of living as proven age-old customs rubs shoulders with the best of modern gracious living.

“Solid interest from buyers for property in the Northern Suburbs is pouring in from all over South Africa. With property values in the Cape escalating at almost 14% annually, even locals recognise the long-term benefits of investing in a security complex like Bella Rosa Village, notwithstanding the unique lifestyle homeowners will experience. Prices range from R620 000 to R1.5-million.”

The 22 freestanding houses, each with patio, are creatively designed in quartets with accessibility via a communal archway to a courtyard that leads to private double garages. Buyers have a choice of two or three bedroom units.

192 Simplex and duplex apartments, varying from one to three bedrooms, with balconies and basement or covered surface parking - in 20 spacious, blend-in blocks, some with lifts - offer sensational sectional title homes, with every modern convenience.

Bella Rosa Village was designed by architects: Dennis Moss Partnership in association with IBEESA Architects for developers Propergation Estates, Atterbury and Power Developments - well-known in the Cape for outstanding developments at nearby Kanonberg and Theussen Island in Knysna, respectively.

Says Gerhardt Jooste, MD of Atterbury, Cape: “Bella Rosa Village offers a unique investment and lifestyle opportunity.  “Residents can enjoy all modern amenities in a traditional village setting, with roofscapes, balconies, wooden shuttered windows, flowerboxes, cobbled walkways, wrought iron street lanterns, park themes, wooden benches, tree-lined walkways and waterways.

“Upmarket, designer homes, offer hi-tech design and contemporary finishes. Kitchens will be fitted with granite surfaces and cutting-edge appliances including built-in ovens and hob.”

Says Henrie Jonck at Power Developments: “Imagination has gone into the village’s focal point - the lifestyle centre. It’s of modern design with a glass façade, offering every imaginable amenity from reception area, luxurious lounges with fireplaces, a boardroom with dedicated office facilities, a mini theatre plus exclusive kitchen and braai facilities for private entertainment.

”A stylish wooden deck looks out onto a water feature and heated training pool. There is also a fully-equipped gymnasium staffed by a full time bio-kinetic instructor and personal trainer. Squash courts and a juice bar, complete a fabulous package.”

Says Lambertus van Zyl of Propergation Estates: “Bella Rosa Village is an amazing amalgam of a traditional communal village lifestyle, with modern trendy accommodation. It offers a haven in the warmth of cosy streets and parks, back-dropped by the Stellenbosch Mountains and Table Mountain. Its range of focal points combine with small private roads, water features, parks and landscaped gardens in a 100% secure environment.”

A series of street cafés, boutique stores and private office-suites complete the typical village scenario. An attractive 1000m² office complex will offer unobtrusive tailored-to-size private suites on the outer perimeter, with secure parking and easy access to major arterial routes.  The entire estate enjoys 24-hour security and access control.

Bella Rosa Village is between Kendal Road and High Street, in Tyger Valley.  Close to shops, schools, and the thriving northern suburbs business hub.

Bella Rosa Village will be officially launched on-site, on Thursday 26 February 2004 at 17:00. For more information contact : Elrika Liebenberg at Tel No.: (021) 911 0622
