Overseas demand: prices of prime city property seen as competitive on world market

THE extent to which prime Cape Town properties are attracting Irish buyers is nowhere more evident than in the Harbouredge apartment development, to be built on the Foreshore near the V&A Waterfront, where almost three quarters of the units have gone to buyers from Ireland.

Ian Slot, managing director of Seeff's Atlantic Seaboard and City Bowl offices, said property prices in Cape Town clearly remain competitive in world terms.

"Sixty of Harbouredge's apartments have been sold by Seeff to Irish buyers and investors," Slot said.

"We are offering managed short-term and long-term rental options, which will enable owners to tailor the use of their apartments according to their preferences."

Only five of the available 84 units in the development are still available. These had until now been reserved by the developer, Johannesburg-based Edge Properties. Six of the two-bedroom apartments are also being offered for resale.

Building on the R148 million contract is set to begin soon, and occupation is scheduled for the end of 2004. The other launch partners are dhk architects, Investec Private Bank and attorneys Bernadt Vukic Potash and Getz.

The site is situated at the intersection of Buitengracht Street and the Western Boulevard, just outside the V&A Waterfront and across the way from the Cape Town International Convention Centre. The area is set to receive millions of rands in development funding for the canal and developments alongside it.

Harbouredge's apartments will be complemented by an upmarket homeware store, a restaurant and a deli. Finishes will be of the highest standards. There are several designs and apartment sizes to choose from.

Prices vary between R1.1 million for a studio apartment to between R1.99m and R2.3m for a two-bedroom apartment, to R6m for the penthouse. The studio apartments comprise either 45m2 with a 20m2 terrace or 45m2 with a 7m2 balcony. The two-bedroom apartments comprise either 87m2 with a 17m2 balcony or 163m2 with a 38m2 balcony.

All main bedrooms will have en-suite bathrooms. Living and dining room areas will be open-plan. All studio apartments will include one under-cover parking bay and the two-bedroom apartments two. Additional parking is available for sale.

Edge Properties is an experienced property development and investment company that is very active in commercial, industrial and residential property.

Director Richard Clark is managing the company's work on Harbouredge. The multi-disciplinary firm dhk Architects is also responsible for many Cape Town landmarks and the restoration of some of its oldest, including the Mount Nelson Hotel.

It has clients, and won awards, in several countries. dhk is responsible for the award-winning BMW Pavilion, the Victoria Junction Hotel and Residential Complex, which initiated urban regeneration in the area, as well as De Waterkant and Hill House.
