Revitalisation of green point stretch reaches peak with development of R200M 169 on main

A R200 million 51-unit luxury apartment project on a vacant lot at 169 Main Road Green Point places the capstone on the radical transformation of the stretch between de Waterkant and Glengariff Road.

Now, as a Cape Town A-list residential strip, it takes its place with other premium spots on the peninsula, says Pam Golding Senior Executive Developments – Cape Region, Laurie Wener.  Appointed to market the project by national retail and residential developers Abacus Development Company, she believes it’s where Capetonians and others who love the cosmopolitan boulevardier style of similar environments elsewhere in the world, can settle into surroundings specific to their taste.  Imported lumber flooring and built-in Smeg appliances buff up the gloss.

On the airy, tree-lined route that links the intensity of the CBD with the much more carefree tone of the traditional Atlantic seaboard, it’s right where it needs to be, she says.

The building has been designed to express its own specific identity but also responds to the surroundings as a harmonious feature of the existing urban wall on the east side of Main Road Green Point. Its 51 varied apartments, including a spectacular penthouse, accommodate the needs of a diversity of residential fundamentals.

It will serve the resident home owners who have looked long and hard for a place that gives them the rus in urbe of the unique eco-park across the road, the choice of oceanside promenades within a stroll’s reach, a world class health club right there, shopping aplenty of every description and an apartment designed by one of Cape Town’s preferred architects.

The project will also provide a sound asset for investors, as owners of units will be allowed to negotiate short and long-term lets under control of a centralized agency.

Bordered by the slopes of Signal Hill and the spectacular Green Point Urban Eco-Park, as well as Cape Town Stadium which lends its own brand of global status, the new development by Abacus Development Company rather re-writes the handbook on luxury inner-city living. Its compelling surroundings include Green Point’s compact, highly-rated Metropolitan golf course and a premium stand-alone Virgin Active gym.

Gavin Blows, Abacus Development Company Managing Director, says that obtaining the 1 776m2 site had been fortunate as it represented one of the very last opportunities to be involved in the revitalization of the Green Point strip. Most available land has already been redeveloped to create what has now become part of the invaluable urban fabric that also includes protected heritage sites.

Work that has already started on the project includes the sinking of a dedicated borehole that will make the residents independent of the municipal water supply if necessary, and the plans also include green building measures such as rainwater harvesting.

Architect Chris Bam says that 169 On Main defers to all its existing surroundings in a responsible way, while reflecting the design spirit of its own time – with slick elements that include aluminium paneling, copious glass, and a simplistic style. Every opportunity was taken to exploit the building’s unique position with uninterrupted north views over the park, and further out to Table Bay. ‘And at the rear, the stepped levels make the equally important view of Table Mountain accessible to a high percentage of the apartments.’

‘It’s a prestige building that affords its residents a higher than average number of urban living opportunities on their doorstep,’ he says.

Prices for the units start at under R4 million to R15.75 million.
