Integrated housing development in East London

Intergrated living is the accommodation model of the future, and East London has a chance to vault into the big time with the imminent launch of its largest model village

Steenberg Golf EstateWhile the Kempston Group is renowned for keeping its projects under wraps, Alan Stephenson, special projects director, said that the proposed 3500 housing unit estate, expected to be home for about 17500 people, is well past the concept stage.

The group already acquired suitable land. The Teddy Farm, some 300ha, straddles the N2, providing easy access to bus, taxi and train routes. The farm is part of the Mdantsane and East London Development spatial framework.

The sub-division zoning is medium to high density. “Accommodation will include entry-level [and] up-market homes, flats, creches, schools, retail and religion, set around a dam,” said Stephenson. “Our vision is a village people will be proud to call home.

Several East London property developers are pursuing the integrated model. The properties under development stretch from Kidds Beach in the south to Crossways in the north.

Andrew Wiseman, managing director of Own Haven Housing Association, said integrated living is a core philosophy for them, with a strong focus on urban renewal. “We provide affordable living, and rely on the state to add work and play elements. Fully integrated projects can be a key part of urban renewal,” he said.

Anchored by Steenberg Golf Estate, the area accommodates a mini-suburb. Houses range from small entry-level homes (something the municipality insisted on before granting building rights), through the price brackets to houses on the golf estate, with starting prices at R12-million.

The area has six housing estates, retail and commercial hubs, the US embassy, one of SA’s best private schools, restaurants and a boutique style shopping centre. And at its core is Pollsmoor Prison. You do not get more integrated than that.
