According to an Intaprop study, the centre of gravity for fast-moving consumer goods (FMCG) supply is located at this point in the province. Intaprop is a private property development and investment enterprise with a successful track record in corporate real estate development.
“Demand for the area stems from its central location in Gauteng and its superb road access,” notes Intaprop director Hugo Stroud.
The figures confirm this. Longmeadow and Linbro Park continually show almost no vacancies with no developable land remaining. IPD research statistics pin industrial property occupancy levels at over 98% for these and surrounding suburbs. In addition, top-end businesses like Pick n Pay and Bidvest have invested in large warehouses in the area.
Intaprop has responded to this demand by launching the 50-hectare Meadowview Business Estate. The high-profile business development is situated in the middle of these two exceptional nodes in northern Johannesburg.
Situated at the London Road interchange, adjacent to the N3 highway and R25 Modderfontein Road, its central location means excellent access - to the N3 highway, Modderfontein Road, OR Tambo International Airport, Greenstone retail precinct and public transport including the Gautrain.
Extending Longmeadow towards Linbro Park, the significant Meadowview Business Park also offers a range of accommodation that neighbouring areas cannot, with its considerable office rights.
“Meadowview Business Park benefits from substantial office and warehousing zoning,” says Stroud. “It is brilliantly suited to FMCG, high value logistics and distribution, high-tech and pharmaceutical manufacturing as well as business process outsourcing centres or any other people-intensive services.”
This outstanding high-street landscaped business environment facilitates extensive on-grade staff parking and excellent proximity to labour and transport. Importantly, it has a secured power supply. The secure business park, with gatehouse and checkpoint, also provides internal road infrastructure designed to deal with large commercial vehicles.
Meadowview Business Park is a landmark address with excellent frontage on R25 Modderfontein Road and, as the development rolls out, along the N3 highway at the London Road interchange, the only junction on this important stretch of motorway which is still expected to receive an upgrade. “Signage opportunities with prime visibility are available for all tenants, even those with buildings away from the road frontages,” explains Stroud.
The park includes 250,000sqm of development ranging in size from 5,000sqm to 20,000sqm and upwards. It provides for flexibility as land can be sized to user requirements during the development stage. Meadowview Business Park can also provide tailor-made amalgamations of offices, laboratories, warehousing or logistics facilities for clients.
Multinational supply chain company UTi Pharma has scooped up the opportunity to develop its state-of-the-art facility on a 61,000sqm site at Meadowview Business Park. The project comprises 6,000sqm offices and a 28,000sqm high bay warehouse, built to client specifications.
It’s not the only company to commit to this prime new business complex. Top Draw Investments a leading BEE investment enterprise which owns Brittan Healthcare, an ISO 9000 rated company which specialises in local manufacturing of medical devises and electro medical equipment, and General Medical Supplies (GMS) a major distributor of leading surgical disposable brands for leading multi-national companies such as 3m, and General Electric. Top Draw recently commissioned a new state of the art production. Top Draw has branches nationwide.
“Development of Meadowview Business Park will be demand led and phased, with the west precinct leading the roll-out,” explains Stroud.
Construction at the estate is already progressing. In addition to installing services, there are currently some 550 people working on site at any given time and over 100 jobs have been created.
“Meadowview Business Park represents an economic boost to the area. Long term it should create over 1000 jobs during the construction period and has the potential to engage up to 2500 people within the business estate once fully developed,” says Stroud.
