WITH traffic congestion and access to key transport routes playing an increasing role in choice of business location, the progress in construction of the Gautrain stations is viewed with considerable interest.
JHI’s broker services manager in Gauteng, David Reid, says as the country begins to see a recovery in the economy, the business sector remains focused on achieving optimum value for money. But this does not necessarily need to be at the expense of quality or a conveniently situated good location.
“There is some prime office space available at highly competitive rates, in arguably one of the most convenient locations, in Isando Business Park in Kempton Park — adjacent to Rhodesfield Gautrain station, which is expected to be operational in June, and just 3km from OR Tambo International Airport.”
Negotiations are under way to secure direct access to Isando Business Park from Rhodesfield station.
The office park also affords easy access to major traffic networks, including the R24, via access points at Barbara and Griffiths roads.
Rhodesfield station “will have a marked and positive impact on commuters from a far-reaching catchment area, as it makes areas such as Airport Industria — which includes Isando — much more accessible in a greatly reduced travel time”.
Those living in Midrand and working in Isando Business Park would have a 20-minute train trip, compared with an hour by road.
JHI leasing and sales broker Lee Greyvenstein says the Isando park “is comparable if not better” than sought-after office parks in Bedfordview, Bruma, Parktown, Rosebank, and Brooklyn in Pretoria, at about a third of their rental rate.
Businesses in the area include freight, courier and distribution companies, “making this location attractive for businesses providing services or products to this sector”.
Greyvenstein says: “In other comparable office parks rates range from R90-R120/m² However, at Isando Business Park tenant installations are negotiable while interiors can be upgraded to A-grade finishes to suit preferences — all included in the package for … leases of five years or more.”
