Another building owned by Irish property magnate Ken Denton – Lampenhof in Annerley Terrace, opposite the Supreme Court and next door to the Port Elizabeth St George’s Club – is being allowed to deteriorate.
On a visit to the building 70 smashed windows, some swinging open and shut in the wind, were counted at the front of the building and numerous others at the back facing the PE St George’s Club.
Garage doors at the back of the building are open and filth lies scattered all over the access road.
Lampenhof is directly next to where builders are busy with additions to the club.
Gutsche Investments and Management Company director Phil Gutsche, whose firm is one of the two sectional title owners of the club building, said he thought it was a total disgrace to allow such a fine building to be neglected.
“It is a health and security hazard because a lot of undesirables sleep there from time to time,” he said.
“It’s not (a heritage building) so he can repair it. He does not have to go to the PHRA (Provincial Heritage Resources Agency) permit committee. He hides behind the PHRA when necessary. On occasions like this he’s got nobody to hide behind and must get on and do something and upgrade that property.
“It also depreciates the value of the area. It should not be permitted to happen and the municipality should take strong action.”
Gutsche said his company was extending the old club building and building offices right next to Lampenhof. He said the extension would be used by advocates who would not appreciate having to look onto the dilapidated building.
In response, Denton said he was busy refitting Thedmar in Clyde Street.
“The refurbishment is comprehensive and retains the original architectural characteristics externally while offering modern secure living space internally. Such apartments will appeal to discerning tenants who appreciate high-quality living in a convenient and vibrant part of the city.
“Lampenhof will receive similar treatment (and) hopefully will be completed around the same time as the PE St George’s Club.
“The flats are very dated and even with moderate redecoration are unlikely to attract tenants that meet our strict letting criteria,” he said.
People had been caught red-handed stealing but none of the thieves had been convicted, Denton said.
Gutsche was not convinced the work would be done, saying: “Seeing is believing.”
Municipal spokesman Luncedo Njezula said inspectors would investigate the building. They would then notify Denton of repairs that needed to be effected.
