Kimberley complex sells for R19m

A RETAIL and office block in Kimberley and redevelopment land at Pomona accounted for exciting bidding at a property auction yesterday, but it was the Bedfordview mansion of Teazers owner Lolly Jackson that captured the imagination of serious bidders and most of the spectators.

 

Property-Housing-Residential“It is house that everyone is talking about, one of Bedfordview’s most prestigious residences,” auctioneer Joff van Reenen said in his auctioneer’s chant. The residence, with a gross building area of 640m² on a 2023m² site, offers five bedrooms en suite, five reception areas, sauna, gym and landscaped garden. Bidding opened at R4m and the hammer came down on a final bid of R5,5m.

The Kimberley property, at 28 York Road, has a gross lettable area of 5425m² and a gross income of R3,7m a year with leases in place until 2014. The complex fetched R19m.

“It is a traditional high street property like the old John Orr’s, Stuttafords and Garlicks stores,” MD Mark Kleynhans said.

Also in the eight-figure estimated price range was Florida Heights, on Fourth Avenue, Florida, a complex with 44 one-bedroom units, which was offered as one lot.

However, the building failed to attract an offer and was withdrawn.

On offer on Bompas Road, Dunkeld West, a property with a special zoning for residential units and offices fetched R3,7m. “Bompas opportunities do not come on the market often”, Van Reenen said.

An industrial warehouse on Brussels Road Aeroport, Spartan in Kempton Park, with a gross lettable area of 1898m², was another attractive industrial property on the vendor’s roll. It was sold with vacant occupation and attracted a bid price of R4,1m.

Other industrial properties included vacant premises offering 600m² in offices and a 2880m² warehouse in Benrose (R5,5m); a triple level industrial warehouse of 5810m² and with a gross income of R1,38m a year in Wynberg (R8,75m); and three sectionalised industrial units with a combined lettable area of nearly 3500m² in Rustenburg. These received a bid price of R1m. On a smaller scale was a warehouse and offices with a total gross lettable area of 345m² in North Riding Deco Park that was sold and confirmed for R2,050m.

Described as “two industrial gems” were numbers 15 and 16 Pomona Road, Pomona, on a 31490m² site with 2569m² of improvements. The property, with an industrial three zoning and offering a current income of R1,2m a year, fetched R20,5m.

A commercial building on Beyers Naude Drive, Northcliff, with 1636m² of office space, offered as an investment opportunity, has a site area of 1983m² and 1776m² of land. The property, with a business four zoning, fetched R3,75m.

A game lodge with 10 luxury chalets, conference facilities and restaurant on the 172ha Farm Vrischgewaagd, in Mookgopong, formerly Naboomspruit, with a gross income of R1,07m a year, was sold for R4,6m.

Silver Mist, a face-brick cluster complex with 15 three-bedroom units in Weltevreden Park Extension 9, offered as one lot, was unsold.

Other residential clusters on offer were both in Sonneglans Extension 14. Vicmar Place has 36 one- and two bedroom units and fetched R12,5m; Ashanti, offering 18 two-bedroom units, sold as one lot for R6,1m.

Thirteen grade-A sectionalised offices and one 528m² penthouse office in Sunninghill were offered collectively and individually.

Other lots under the hammer included the newly built Franklin Court in Centurion, with subdivision potential, a gross lettable area of 1594m² and an industrial three zoning (R11,8m), and 104656m² of residential development land in Klipfontein.

The latter property, on Davidson Road, is the proposed Beyers Park Extension 110 and fetched R10m.

In the residential section, another Bedfordview house, 6 The Pearls on Douglas Road, was described as an upmarket mini estate. The 623m² house with four bedrooms, large living patio for entertaining, and landscaped garden, was unsold. Also in the seven figure estimate range was a five-bedroom house on Barbet Road, Hartbeespoort, that fetched R2,7m.

A number of apartments came under the hammer: there were nine new one- and two-bedroom apartments in St Johns, Hurleyvale; six newly-built apartments in The Lofts on 12th, Rivonia); and a three luxury apartments in The Cliffs, Northcliff.
