Advice on “green buildings”

With the SAPOA (South African Property Owners Association) Conference taking place between 3 – 5 June at the ICC in Durban, JHI’s CEO Marna van der Walt discusses challenges for the property industry with regards to developing “green buildings” in South Africa

The focus of the SAPOA Conference will be to cover topics which relate to the property industry, and as the leading property management company in South Africa, JHI is able to provide insight on this topic.

“Property development is not what it used to be, with new challenges, such as the push towards green architecture and the evolution of ever more sophisticated technology, the playing field has changed.” Commented JHI CEO, Marna van der Walt.

‘There is ample evidence that it’s possible to erect new green buildings without investing vast sums.  In fact, green buildings enjoy reduced operational costs.”

“The challenge, though, is that it is difficult to introduce green practices into existing buildings – particularly as these practices are cash neutral for property owners.  The reality is that the owners have to invest the capital to ensure greater energy efficiency, but it’s the tenants who reap the benefits – that’s not much of an incentive.  The solution lies in fostering better relationships between all stakeholders, including the landowners and government, and working together to achieve environmentally friendly buildings.”

“Our approach has been to guide and advise our clients about new options and requirements as far as possible,” Van der Walt concluded.
