Sheffield Park commercial and industrial project under way

The management contract for the Sheffield Business Park development has been awarded to Intersect Sectional title Services, the sectional title specialist subsidiary of the Spire Property Group
The 56-hectare development, situated on the corner of Lansdowne and Ottery and adjacent to the Spar distribution centre, is one of the largest single, multi-use commercial and industrial projects seen in the Cape in recent years.  Development of the park, which has security controlled 24 hours access, is nearing completion with some of the first transfers having taken place in December 2008.
 
According to Martin Bester, Regional Manager of Intersect, Sheffield Business Park falls within the Lansdowne Corridor redevelopment programme – a government initiative focused on upgrading one of the busiest arterial commuting routes.
 
“Intersect has been brought on board to administer the Property Owners Association.  The inaugural meeting took place on 2 March in which things such as a draft budget were discussed, levies were proposed and compared to projected expenses plus we appointed trustees and an auditor going forward.”
 
“We will use our knowledge and experience gained over years to put effective management systems in place and create structures for the levies to go out.”
 
Bester explains that Intersect have also obtained quotes for security and installations over and above that handled by the developer.  “We have also registered the scheme for tax and VAT and have begun liasing with the municipality.”
