Key Responsibilities
• Centre Management
o Keeps abreast of market activities in respect of tenant movement, new development, major vacancies and other landlord strategies
o Devises a five year maintenance plan including allowances for provisions or depreciation where applicable for submission to the Directors
o Investigates / initiates proposals for refurbishments
o ‘Maintains a hands-on control of projects on hand
o Reviews the building status / grade annually and maintain the standards within those grade

• Management Reporting
o Provides accurate information to management according to agreed format timeously
o Analyses monthly income and expenses to budget
o Monitors turnover analysis in Mall per category
o Analyses operating costs on a quarterly basis in terms of the approved forecasts
o Monitors all municipal recoveries

• Planning and budgeting
o Prepares and completes budgets by January each year
o Completes forecasts timeously
o Reviews rental quarterly and ensures best possible rate achieved and maintained

• Quarterly Expenditure / Analysis
o Sets and motivates Capex / TI in consultation with client
o Approves TI Standard specification as recommended by the Project Manager
o Ensures we conform to capex procedures
o Estimates new operating costs
o Ensures recovery of operational costs in accordance with Lessee terms

• Debtors and Creditors Management
o Undertakes monthly interaction meetings with Debtors and creditors as well as leasing managers to ensure appropriate action is taken

• Tenant Manager
o Deals with correspondence / interaction with tenants as required
o Ensures that leases are timeously renewed and all vacant space is let in a reasonable tome and in a presentable state

• New and Existing Tenants
o Lease negotiation and maintenance of tenant relationships
o Controls / oversees new installations
o Regular assessment of tenant turnovers, stock turn and merchandising to establish both growth needs and trading difficulties

Assumes responsibility on:

Effective Repairs and Maintenance of the Centre
• Oversees general maintenance of buildings and premises, including all electrical, electronic, mechanical and air conditioning equipment
• Controls regular preventative maintenance program in line with budget constraints
• Motivates refurbishments, major repairs as appropriate
• Attends site meetings with contractors in respect of maintenance / expansions of projects
• Monitors progress and undertakes regular inspections / enforcement of tenant responsibilities during and on termination of lease terms
• Liaises with appropriate Government, Provincial and or local authorities
• Ensure the process in place is OSH Act compliant

Security and cleaning of all the Centre facilities. Conducts scheduled inspections of security / cleaning systems and overseeing the implements to improvements as necessary:-
• Occupational health and safety
• The development of security action plans, systems and directives
• The management of security guards on shift
• The establishment and maintenance of an emergency preparedness programme
• The training of Maintenance and security personnel in Occupation and Health Safety

Effective management reporting and records:-
• Oversees preparation of monthly, annual and other management reports
• Assesses and reports on monthly performance against budgets
• Prepares and mo9tivates consolidated monthly reports for submission to client
