Key Responsibilities

1. Focus on preserving and enhancing the value of the potfolio assets under management, ensuring profitability, sustainability and return on investment.

2. Formulate and implement leasing strategies to maximize occupancy, reduce vacancy and optimize tenant mix according to customer demands and stakeholder desires.

3. Develop and implement leasing strategies for the portfolio:

o Reduce vacancies

o Optimize tenant mix

o Maximize rental returns

o Evaluate expansion opportunities

4. Responsible for all Existing Developments leasing functions:

o Preparing the income budget for the existing development.

o Marketing the center to prospective tenants

o Fulfilling the total leasing function (canvassing, up to conclusion of lease agreements)

o Concluding of Offer to Lease and Lease Agreements and confirmation of payment of deposits

o Manage the tenant co-ordination function between tenant and project manager

o Reporting and Administration with respect to leasing function

5. Identify and implement new opportunities for revenue growth (Kiosks, Billboards, Parking, Advertising, Store rooms, Signage, Telecommunication)

6. Evaluate and update Existing Development leasing templates, policies and procedures, reports and legal requirements, and implement same, ensuring a streamlined leasing process, and minimizing risk

7. Prepare and update all marketing brochures / info packs for new developments

8. Undertake complex leasing negotiations to ensure satisfactory conclusion of agreement.

9. Canvass and screen suitable tenants for the various vacancies

10. Manage and finalize Offers to Lease and Lease Agreements and related documentation to ensure accurate and current leases and minimize risk

11. Manage the tenant co-ordination function between tenant and project manager for refurbishments and structural vacancy

12. Prepare monthly rental forecast and verification with budgets and report to Executive committee – Knowledge of MDA is a favourable competency

13. Train, direct and appraise assigned personnel (set and measure KPI’s)

14. Keep abreast of latest trends, tenants, competition in the market and continuous development of market intelligence Focus on enhancing the value of the developments, ensuring profitability, sustainability and return on investment

Requirements
Qualifications

The ideal candidate should have:

1. 5 - 8 years retail leasing experience essential.

2. Matric, Marketing / Sales and/ or Property related diploma

3. Good understanding of the property market.

4. A sound knowledge of lease agreements, tenant mix and retial performance statistics.

5. A sound knowledge of market trends

6. Strong negotiation skills and leadership qualities.

7. Computer literate to high level (Windows, MS word and Excell)

8. Established network among national and independent tenants and retailers

9. Working knowledge of negotiating and reviewing lease agreements.

10. MDA experience and competency favourable

11. Be able to think in terms of the leasing/tenant mix arena as a whole (including financial implications) and have a good understanding of how tenant mix affects the success of a development (both financially and operationally).

12. Have good problem solving abilities and be able to apply judgment to problems that arise. The solving of problems is often dependent on the interaction with other divisions (e.g. Group Financial services).
