New property political climate

 

An anticipated R8bn to R10bn worth of new institutional propertylisting activity is generally regarded as a positive development for themarket and investors, but the manner in which market capitalisation growthis occurring outside new listings is a subject for debate among marketanalysts.

Property Unit Trusts (PUTs) returned 39.1 percent over 2003, outstripping the performance of the JSE Security Exchange's All Share index (Alsi), long bonds and direct property investments, John Rainier, the chairperson of the Association of Property Unit Trusts, says.

View of prosperity for listed property

 

WITH most listed property unit trusts and property loan stock firm s trading at a premium to net asset value, listed propert ies are now more expensive than direct property investments, says listed asset management firm Provest.

 

Over the past three years the South African listed property sector has grown in market capitalisation from R8.7 billion to almost R25 billion.

Director quits as trusts opt for change

 

LISTED property unit trusts Capital Property Fund and Centrecity Property Fund (Cenprop) announced yesterday that Mike Cullabine had resigned as a director of Property Fund Managers, the management company handling the two funds.

Listed property is going from strength to strength. The property trust sector has shown 42% growth in the past year compared with the all-share index of -27%.

WHILE some of the better performing listed property loan-stock companies believe that there is room for a positive rerating, commentators say that this has already taken place and if there is another it will be small.

Property unit trusts (PUTs), as a proxy for property performance, have generated a 14.9% return in the year to end-March, sharply outperforming bonds, says Debbie Prinsloo of Investment Solutions, the country's largest multi-manager.
