1st Quarter 2021 FNB Property Broker Survey of Rental Market Conditions – Brokers perceive recovery in Industrial and Retail market activity, but little sign of rising activity in the Office Market.

Absa Bank has partnered with Amdec Group, South Africa’s leading developer of new urban precincts, to develop the first tower of the multi-billion rand Harbour Arch project on the Foreshore in Cape Town.

In this note, we continue with the 4th quarter 2020 results of our FNB Commercial Property Broker Survey, which surveys a sample of commercial property brokers in the 6 major metros of South Africa, ie. City of Joburg and Ekurhuleni (Greater Johannesburg), Tshwane, Ethekwini, City of Cape Town and Nelson Mandela Bay.

The FNB Commercial Property Broker Survey surveys a sample of commercial property brokers in and around the 6 major metros of South Africa, namely, City of Joburg and Ekurhuleni (Greater Johannesburg), Tshwane, Ethekwini, City of Cape Town and Nelson Mandela Bay.

A new mixed use development is being planned near the landmark Imhoff Farm in Kommetjie, with the public participation process being undertaken as part of the required Environmental Impact Assessment (EIA) process set to commence in mid-July.

In this report, we discuss the 2nd quarter 2020 results of the rental market component of our FNB Commercial Property Broker Survey, which surveys a sample of commercial property brokers in and around the 6 major metros of South Africa, namely, City of Joburg and Ekurhuleni (Greater Johannesburg), Tshwane, Ethekwini, City of Cape Town and Nelson Mandela Bay.

The City is aware that during these difficult times, property owners are finding it difficult to pay their municipal rates and services in full, as their monthly income has been impacted due to the announcement of a national lockdown and we recognise the massive impact this will have on our already fragile economy.

The residents of Mzuri, a new residential estate in Somerset West, will not be left in the dark during load shedding, thanks to the developer’s forward-thinking investment in alternative energy options.

A number of significant amendments to the City of Cape Town’s Municipal Planning By-laws of 2015 were promulgated this month (3 February), impacting both home owners and property owners in the hospitality industry who offer short-term and holiday accommodation.

As in the case of the buying/selling market survey, brokers perceive the most buoyant conditions to be in the Industrial Rental Market.
