Buying a tenanted property

What happens if you find your ideal home, but the current owner has leased the property?

Office properties located in the mixed-use node of Century City in the Western Cape are sought after due to the node’s innovative approach to urbanism and environmental sustainability.

As of Q2 2017, just over half of U.S. commercial leases tracked by MSCI were set to expire within five years.

A deposit is a predetermined sum of money which a tenant is required to pay the landlord before taking occupation of any commercial premises.

As the main source of income for commercial buildings, tenants are key, highlighting tenant retention as a primary focus for building owners and managers.

The developers behind Somerset West’s acclaimed Waterstone Village are celebrating the opening of their anticipated destination centre, a R400-million mixed-use retail and convenience development called The Sanctuary.

While the look ahead will be challenging for the South African property industry as a whole, there are still pockets of opportunity for investors, landlords and tenants, says Tim Cable, director, who now heads up the real estate sector in South Africa for global professional services consultancy, Turner & Townsend.

Commercial properties can host a variety of different tenants. What makes the property successful for both landlord and tenant will be whether the tenant mix works for everyone.
