The office portfolio of Paramount Property Fund, the Cape-based listed loan stock company, has outperformed all other office portfolios over two years.

Marriott's two property funds - the equity and income funds - are the two giants of the unit trust sector which invest in the listed property sector (not to be confused with the property unit trusts in the sector that hold property portfolios). They have been delivering what they promise - "high and growing income for retired investors", says Marriott's fact sheet.

 Property unit trust group Martprop Property Fund reported positive financial results yesterday in a market which showed unrelenting pressure on earnings. 

The list of property companies which have reported muted earnings growth is getting longer, indicating that the listed property sector of the JSE Securities Exchange SA is heading for trouble.
