Maximise rental returns in a tough market

Being a landlord can be just as challenging as managing any other business and, in a slow market where stock outnumbers prospective tenants, its especially important to have a thorough understanding of the current rental market and to take a hard, objective look at your property.

There has been quite a buzz over the past few months regarding the Rental Housing Amendment Act, in the belief that a date will soon be set for the implementation of this new legislation, says Tobie Fourie, national rentals manager for the Chas Everitt International property group.

If you want to rent accommodation, but find the upfront deposit a steep financial challenge, there is a solution: take a short term loan that covers the deposit and pay it back over 12 months. When your lease ends, you are entitled to get back your deposit plus interest from the landlord.

The tight conditions in the property market at the moment represent some excellent opportunities for investors with a medium to long-term outlook.
