Maximise rental returns in a tough market

Being a landlord can be just as challenging as managing any other business and, in a slow market where stock outnumbers prospective tenants, its especially important to have a thorough understanding of the current rental market and to take a hard, objective look at your property.

There has been quite a buzz over the past few months regarding the Rental Housing Amendment Act, in the belief that a date will soon be set for the implementation of this new legislation, says Tobie Fourie, national rentals manager for the Chas Everitt International property group.

“Spear’s assets under ownership of its core portfolio have increased 117% since the start of the 2018 financial year. The strong performance of the core portfolio stands testament to the value investing nature of management and ability to actively manage assets that generate yield-enhancing returns for shareholders” – CEO Mike Flax.

London United Kingdom, JSE AltX and Mauritius listed Real Estate Investment Trust (REIT) New Frontier Properties today announced that on 26 April 2018, fashion retailer H&M opened a 20,000 sq ft store in Underhill Walk at its Coopers Square Shopping Centre in Burton upon Trent.

A deposit is a predetermined sum of money which a tenant is required to pay the landlord before taking occupation of any commercial premises.

In the 2nd Quarter of 2016, the TPN-FNB National Average Gross Residential Yield rose slightly for the 1st time since the 1st quarter of 2014.

Commercial properties can host a variety of different tenants. What makes the property successful for both landlord and tenant will be whether the tenant mix works for everyone.

If you want to rent accommodation, but find the upfront deposit a steep financial challenge, there is a solution: take a short term loan that covers the deposit and pay it back over 12 months. When your lease ends, you are entitled to get back your deposit plus interest from the landlord.

The tight conditions in the property market at the moment represent some excellent opportunities for investors with a medium to long-term outlook.

While a written lease is not a legal requirement when renting residential property in South Africa, it is recommended that everything be committed to writing.
