Vukile, Emira trade at similar ratings

 

Property loan stock company Vukile Property Fund and property unit trust Emira Property Fund have delivered fairly stable and consistent returns to their shareholders, but the two trade at similar ratings and at a discount to the market due to a perception that they have lower quality assets.

 

The South African listed property index reached a record high of 385,70, thanks to an increase in demand from both institutional and retail investors.

Opposite ends of retail spectrum

Owning shares in Hyprop Investments and Resilient Property Income Fund, means investors own some of the best retail property in SA.

 

SOUTH African listed property has been the best-performing asset class so far this year, returning 10,57%, ahead of equities with 4,06%%, cash 3,55% and bonds 5,61%.

'Only equities beat listed property'

Although SA’s listed property as an asset class returned a negative 0,25% last month, the sector is still an attractive alternative to cash and bonds and was outperformed only by equities in 12 months.

Capital Property Fund’s focus on selling poorer quality properties at the top of the property cycle and acquiring properties in prime nodes with corporate tenants is paying dividends.
