To be known as The Gateway, the office block forms part of a R150m development providing four levels of offices set over two levels of parking and a double volume motor showroom.
Colin Anderson, Development Manager for Rabie Property Group, said the office block would offer spectacular mountain and sea views from the top floors and would enjoy high visibility as the site is bounded by Ratanga Road and Century Boulevard and is situated at the busiest entrance to Century City.
“The site is in a fast growing, prestigious precinct which will includes among other things, the convenience retailing and variety of eateries at the Colosseum; a new Virgin Active gym now under construction, two luxury hotels and the Public Transport Interchange. It is also in easy walking distance of Canal Walk shopping centre,” he said.
Anderson said The Gateway will provide access-controlled parking at a ratio of four bays per 100 square metres with plenty of additional parking available on a neighbouring site.
He said the high security office block would offer flexibility for tenants with space available to let from 400 square metres upwards.
Anderson said the development, which will also include motor showrooms and workshops for BMW, had been designed by leading architectural firm Boogertman & Partners to maximise its positioning and to provide the three different components of the project with individual identities as well as dedicated entrances and parking facilities.
“An added attraction of this state-of-the-art building will be the provision of standby electrical power which will cover all electrical points. This is an essential feature in light of the current critical power crisis which is afflicting our economy and which from all reports can be expected to continue to do so in at least the short to medium future.”
Construction of the project by Stabilid Cape has started with completion scheduled from March 2009.
