NOW is an excellent time to invest in industrial property, says Sean Parsons of the Alliance Group.

“The latest trends show that there is high demand for industrial zoned properties especially in existing suburbs,” he says.

Among the industrial properties the Alliance Group will be taking to auction on February 26 will be a factory with warehouse facilities.

The property is located in Tulisa Park, which is an industrial node with many established companies. Tulisa Park is situated next to Steeledale.

Measuring 8128m² in total with 5281m² vacant land, it has a tenant occupying 2847m² with a three-year lease.

The property has three roller-door loading bays and a goods lift with 500kg capacity servicing all three floors.

The ground floor-basement level has car parking, a warehouse-dispatch facility, kitchen, bathroom and an office area.

The first floor accommodates the main reception area, offices, a warehouse section and bathrooms. The second floor has a kitchen with gas facilities, offices, a bathroom, entertainment area, boardroom and a timber mezzanine for storage.

The property is ideal for an investor or an owner-occupier who needs warehouse or storage space and pristine offices or showrooms.

“It is perfect for the company that needs industrial space but also a very upper-class public interface in the form of showrooms or offices on the same premises,” says Grant Stocks of the Alliance Group.

The auction takes place at noon at Southern Sun, Grayson.
