VAAL triangle township Sebokeng will get its first modern retail centre before the end of the year.

This is courtesy of Greenwold Property Development, which says it will debunk the myth that commercial property investment is not financially viable in underdeveloped townships such as Sebokeng. Greenwold is committing about R12m to develop Sebokeng Plaza Shopping Centre.

Construction began last month and is scheduled for completion in December.

Anchored by Score Supermarket and Pep Stores, the centre will offer 6000m² of retail space. Other tenants include African Bank, Capitec Bank and Diskom.

The developer says it is not easy to draw national retailers to such developments because of perceptions about security. However, it has been able to convince some national retailers that the venue will be safe. The centre is 83% let and the company believes it will be 100% let before completion.

'We believe that the node of Sebokeng Plaza will grow and have therefore made provision for future retail expansion covering 2500m²,' says Greenwold director Jean Groenewald.

The development is in Moshoeshoe Street, which is the main thoroughfare between Sebokeng and Vereeniging and Vanderbijlpark. A taxi rank is also under construction adjacent to the centre, which is close to Sebokeng Hospital.

The R11m taxi rank is one of many Taxi Cities to be developed countrywide, providing facilities for about 1550 taxis travelling long and short distances.

The main destinations to be served by this rank include Sasolburg, Sharpeville, Vanderbijlpark, Vereeniging, Eastern Cape, Johannesburg, Meyerton, Potchefstroom and Klerksdorp.

Provision has been made for a filling station, offices, automatic teller machines and a satellite police station.

Groenewald says the centre is within walking distance of the most important facilities in Sebokeng including Vista University, Vaal Triangle Training College, Lekoa Technical College, Thaba-Vuyo Training College, Sebokeng College of Education and Sebokeng Private Hospital. Hostel accommodation for 10000 people is also within walking distance.

Groenewald says Sebokeng has been underserviced, and the retail centre's developers are taking advantage of this.
