Hermanus Golf Lodge Tender

Developers are being invited to tender for one or both unique development opportunities to build a total of 15 luxury golf lodges at Fernkloof Estate on the Hermanus Golf Course.

Property-Housing-ResidentialThe golf lodges mark the final chapter in the development of the Hermanus Golf Course, which is being undertaken by the Overstrand Municipality with proceeds of the development being used to fund various critical infrastructure projects in the seaside town. All 330 residential erven in the estate were sold in record time in December 2004 and the redevelopment and the extension of the golf course by Matkovich and Hayes to create a 27 hole championship course is expected to be completed within the next  few months.

Colin Green of Rabcav – a joint venture between Rabie Property Group and Cavcor Property Developers which is facilitating the project on behalf of the municipality, said this development opportunity was “as rare as a hole in one” and had attracted immense interest from developers countrywide. Developers can tender for either or both development opportunities.

“The initial erven were oversubscribed by more than 100% and these opportunities will go some way to meeting the continued demand for properties on the golf course. Some of the 330 erven have been resold for up to double their original selling prices and there is still pent-up demand in the market. I have no doubt there will be very strong support for the golf lodges either on a fractional or individual ownership basis,” said Green.

Green said the development rights for the lodges – six of which are in precinct three and the other nine in precinct four – have already been approved as have architectural plans for the developments. Servicing of the sites has also been completed.

“All in all, we have taken away all potential development headaches and delays and the successful developer/s will literally be able to move on site as soon as the tender process has been finalized and transfer has been effected.”

Green said the Precinct 3 lodges had a reserve price of R9m and the Precinct 4 lodges, a reserve price of R11m, both inclusive of VAT.

Overstrand Mayor, Mr Theo Bayleveldt said the project had proved to be a huge success achieving what it had set out to do in terms of raising much needed funds for capital projects, empowering local entrepreneurs and creating local jobs.

“To date we have received over R46 million from the project which has gone a long way to boost the municipality’s over-stretched capital budget. The balance of the funds from the development will be received once the sale of the two erven for the golf lodges has taken place”

All single residential erven have now been transferred to purchasers and the first homes are under construction. In terms of the sales contracts, purchasers of the 330 residential erven had three years to construct their homes.

“As such we are expecting further significant spin-offs for the local community in terms of job creation and supply industries during the house construction phase which is expected to attract further local investment in excess of R600m over the next 3 to 5 years,” he said.
