With its extensive experience in commercial land sales, Pam Golding Commercial (PGC), in a partnership with Thulani Shabalala of Shabalala Properties, has been awarded an exclusive mandate to market sites at Bridge City, a R4 billion mixed use shopping and residential centre development in KwaZulu-Natal, which is set to be the catalyst for economic growth in the previously disadvantaged areas of Inanda, Ntuzuma, KwaMashu and Phoenix, in the north-west of Durban.

Comprising 48 hectares, this unique and groundbreaking mixed use town centre development is expected to comprise 4 000 residential units and 230 000sqm of commercial floor area, making it the biggest town centre development located within a township in South Africa. Bridge City's JV partners - known as the Effingham Development Joint Venture - are the eThekwini Municipality and Moreland Developments, the property development division of the Tongaat-Hulett Group. Moreland has an established track record in the development of land in Durban, and the Effingham Developments JV appointed Moreland to project manage the development of Bridge City. This major project is seen as a link that will integrate all of the local communities and create a new town centre that will be a major asset to the city of Durban. A key component is providing economic empowerment to the local communities through skills training, enterprise development, ownership and economic participation. The project is anticipated to create 25 000 permanent jobs.

The project includes retail and commercial activities, offices, residential, entertainment, three petrol filling stations, a 450 bed regional state hospital, regional magistrates' courts, civic/institutional buildings, inter-model transport facility and significant public parking on the streets. The vision incorporates an active vibrant interaction between urban places ie pedestrian lanes, squares, colonnades and open spaces, and retail, commercial, entertainment and restaurants.

Comments Dr Andrew Golding CE of the Pam Golding Property group: "We are delighted to be appointed to market this visionary urban regeneration development set on a prime piece of land, which will incorporate a mixed-use new town centre with multi-storey buildings built up to the street boundaries, and which will help empower the local communities. The layout provides for the sale of land in bulk as well as small sites which will be
accessible to local stakeholders.

"Through our association with Thulani Shabalala, who launched the now well-established Pam Golding Properties black empowerment office in Umlazi two years ago, and the vast experience, resources and network of the PGP group, we are working with Moreland Developments, local stakeholders and major financial institutions in marketing the sites at Bridge City. We are already seeing an extremely positive response from the marketplace, including major interest from local retail groups," says Dr Golding.

Moreland is confident that this sales partnership between PGP and Shabalala Properties will have the capacity to attend to the huge level of interest already shown in Bridge City as well as the expected rush of enquiries once the marketing drive commences in late November.

Peter Golding, CE of Pam Golding Commercial, says the PGC project team on Bridge City is headed by David Reid, who also heads up Pam Golding Property Asset Management, a company which focuses on the investment and asset management areas of commercial property. "Reid has extensive experience in both commercial land sales and asset management and over the years has developed numerous prestigious commercial and retail shopping centre projects.

Pam Golding Commercial has a sales office on site, open from 8am till 4pm Mondays to Fridays, with both Thulani Shabalala and an experienced commercial land sales agent, Ian Macpherson, in attendance.
