SME property group takes a Wedge of the local property market
Cape Town, 6th September 2006: A small-to-medium property company is setting out to confirm that cost-effectiveness, quality and accountability in the property industry can coexist. With the launch this September of their recently completed residential development, The Wedge, Antworx Property Developers, is making its mark with its creativity, individualism and affordability.
“Sub-standard work, budget over-runs, uncontrolled spending and lack of knowing what is going on on your building site are consequences of too many people thinking they have what it takes to survive and succeed in the property industry,” says Antworx co-owner, Richard Goudvis. “But we are proving that by offering our clients an alternative to the bigger players with smaller developments and a personal relationship with the developer as well as unique architectural features, attention-to-detail and customisation.” On barriers to entry and the path to success for SME developers Goudvis adds: “Do your homework, learn everything about every trade possible, conceptualise the project and be one step ahead of builder, source the items relating to your PC sums yourself as you will be amazed how big your savings can be, sit your development team down way before you move onto site to plan each level to minimize your hassles later on, and if your have a sub-contractor that delivers but is a little more expensive stick to him, cheapest does not equal best!!!’
Dedicated to meeting the need for new and vibrant developments with personality, Antworx already boasts a growing client-base of satisfied customers. “Our guarantee to clients is that unlike so many property firms who are just in it for a quick buck, we are creating properties that we would like to live or work in ourselves.”
On the residential side Antworx has just completed The Wedge, a uniquely shaped apartment building in upper Sea Point on the Atlantic Seaboard. Ranging from 90m2 to 165m2, with prices ranging from R1.6m to R3.95m, with every apartment offering sea views as well as private gardens and pools, of which to date six of the seven units have been sold, and two are being re-sold.
A recently completed commercial project includes Cornerstone House, a 1600m2 quality heritage building in downtown Cape Town with a grand entrance and the original wooden floors from the turn of the century. Plans for 2007 include an ‘A’ Grade commercial development off approximately 350 p bays and 4500m2 offices and as Goudvis says “a residential development desperately needed for first time buyers” in Vredehoek, Cape Town.
