A R83 million expansion is under way at Phumelela Park, an Old Mutual industrial park at Montague Gardens, in response to rising demand for large industrial space in greater Cape Town.
The development by Old Mutual Property Group will consist of 25 700m² of warehousing space, with 2 520m² of offices, on a 5,75 ha area within the park.
“ Phumelela Park has quick access to major distribution routes such as the N1 and N7 and is close to the harbour, Cape Town CBD and the northern areas,“ says Rommel Lukuko, head of development management and construction at Old Mutual Property Group.
“With its location, and ability to accommodate large warehousing space, Phumelela Park is a prime area for expansion,” he says.
The park is in a precinct bounded by Montague Drive, Racecourse Road, Freedom Way and Omuramba Road. Existing tenants include Maskew Miller Longman, Aberdare Cables, Cargo Planning and Distribution, Crown Removers and Foschini.
Lukuko says most recent developments in the Montague Gardens area have tended to be sectional title units not greater than 1 000m² and aimed at owner-occupiers.
“In this expansion of Phumelela Park, the units will range from 3 850m to
4 800m and will specifically cater for the medium to large-scale user on which Old Mutual Property Group has focused in recent years. “
The units will be built in line with international standards for A grade warehousing space and will include well appointed offices of conventional brick construction, says Lukuko.
“Specifications include clear eaves heights to 8m for maximum racking, power floated floors, insulated roofs, abundant natural lighting, vehicular access through steel roller shutter doors, ample yard space and substantial truck turning circles. “
The park’s existing steel fencing and gates, security lighting and interlocking paved yard areas will be extended for the expansion.
The development is expected to be ready for occupation in the first half of 2007.
